Finding A Property

Viewing Arrangements

Offer, Application Procedure & References
Once you have found a property, an application will need to be made to obtain suitable references, including employer, previous landlord and credit agencies. A small fee will be required to process this. Please note this is none refundable should your application decline due to unsatisfactory references or inaccurate declarations.
Deposit
In all cases, a deposit equal to one months rent is payable prior to occupancy. As per government legislation, this will be registered with a deposit protection scheme - download further information here.
Rent
Unless otherwise agreed, rent payments should be made in advance by standing order, usually per calendar month.
Property Running Costs
During the tenancy, it is usual for the tenant to be responsible and accountable for payment of all domestic running costs, including gas, electricity, water, telephone, internet, tv licence etc. The tenant is also responsible for payment of council tax.
Contents Insurance
The landlord is responsible for insuring the building, however as a tenant you must hold insurance to protect your personal possessions and accidental damage to any fixtures, fittings, furnishings or furniture at the property to the value of £2,500.
